We buy vacant Anne Arundel land, including the parcels the Critical Area makes complicated.
Anne Arundel is the most Critical Area affected county we buy in, and it also holds an unusual inventory of very old, very small waterfront community lots. Between them, those two facts explain most of the land here that has sat unsold for years.
We buy with our own funds. No listing, no showings, no waiting on somebody else’s financing, and no commission taken off what you walk away with. Tell us where the parcel is, we research it, and we send a written offer, usually within 48 hours.
No commissions. No agent fees. We pay the closing costs.
Why Anne Arundel land sits unsold
Critical Area coverage is unusually heavy here
The Severn, the South, the West and the Rhode rivers, plus a long Bay shoreline, mean a very large share of Anne Arundel parcels fall within 1,000 feet of tidal water. That puts them inside the Chesapeake Bay Critical Area overlay, which restricts clearing, grading, and how much of a lot can be covered. Within the buffer itself, disturbance is tightly limited. Buyers who want to build often walk once they understand what they can and cannot do.
The 1920s waterfront community lots
Anne Arundel carries a large stock of small lots platted between roughly the 1920s and the 1940s as summer bungalow colonies along the water. Many are undersized by any modern standard, and whether they can still be built on depends on grandfathering that nobody has tested in years. Combine that uncertainty with Critical Area rules and a septic requirement and you have a parcel a retail buyer cannot get comfortable with. We buy them anyway.
Neither of these is a problem for us. Buying land that is complicated on paper is the whole business. If you want to see how selling direct compares with listing, our compare options page lays out the numbers.
What it costs to sell Anne Arundel County land the traditional way
Anne Arundel transfer costs are moderate by Maryland standards, but they still come out of your side when you list.
| Listing With An Agent | SOLD To Clever Land Buyers LLC | |
|---|---|---|
| Agent commission: | Around 6%, if an agent will take a vacant lot listing at all | NONE |
| County transfer tax: | 1.0% of the sale price, rising to 1.5% at $1 million and above | We cover it |
| Recordation tax: | About 0.7% of consideration, charged per $500 | We cover it |
| Maryland state transfer tax: | 0.5% of the sale price | We cover it |
| Critical Area review: | Can add cost and delay, and often kills the deal outright | We price it in and still buy |
| Days until sold: | 150+ days is routine, and constrained waterfront lots often sit for years | 90 days or less |

Anne Arundel County questions we get most
Q:My lot is in the Critical Area. Is it worth anything?
A: Yes, though usually less than an unconstrained lot. The overlay limits clearing, grading, and lot coverage, and the buffer near the water restricts disturbance further. That is precisely why retail buyers walk away and why these sit. We price the restrictions in and still buy.
Q:I own an old community lot that may be too small to build on. Will you buy it?
A: Yes. Anne Arundel has a lot of these, platted in the 1920s through 1940s as summer colonies and undersized by modern standards. Whether they remain buildable depends on grandfathering that is rarely tested. That uncertainty is what stops other buyers. It does not stop us.
Q:Do I need a perc test before selling?
A: Not to sell to us. Outside the water and sewer service area a lot needs a passing percolation test to support a septic system, and a failed or missing test is a common reason parcels here never sell. We buy without one.
Q:Can I sell if I owe back property taxes?
A: Yes. Delinquent taxes do not stop a sale. In almost every case the county is paid straight out of the closing proceeds, so you do not need to clear the bill first. Selling before the parcel reaches the county tax sale usually leaves you with considerably more.
