We buy vacant lots across Polk County, from Poinciana down to the ridge.
Polk holds two very different kinds of vacant land. Poinciana, spread over roughly 47,000 acres on the Osceola line and developed by Avatar, is a classic mass-platted community. Further south, places like Indian Lake Estates and Frostproof are genuinely remote interior parcels with thin buyer traffic.
We buy with our own funds. No listing, no showings, no waiting on a mortgage, and no commission taken off what you walk away with. Tell us where the lot is, we research it, and we send a written offer, usually within 48 hours.
No commissions. No agent fees. We pay the closing costs.
Why Polk County lots sit unsold
Growth is real, but it is not everywhere
Central Florida growth has reached parts of Polk, and owners often price a remote interior lot as though the same demand applies there. It usually does not. A parcel out past Frostproof or in Indian Lake Estates can be a long way from any services, and the gap between the expected price and what a buyer will actually pay is the reason many of these listings never move.
Interior parcels with no infrastructure
A large share of interior Polk lots sit outside water and sewer, sometimes without a built road, which means a buyer must fund a well, a septic system and access before they can do anything. Add wetland designations across the low interior and you have parcels most retail buyers cannot finance or permit. We do not need any of it in place.
Whether your lot is in a big platted community or on a dirt track in the interior, we will look at it and give you a number in writing.
What it costs to sell Polk County land the traditional way
Florida charges a uniform documentary stamp tax on the deed, and the seller traditionally pays it.
| Listing With An Agent | SOLD To Clever Land Buyers LLC | |
|---|---|---|
| Agent commission: | Around 6%, if an agent will take a vacant lot listing at all | NONE |
| Documentary stamp tax: | 70¢ per $100 of price, traditionally paid by the seller | We cover it |
| Title work and recording: | Yours to pay | We cover it |
| No built access or utilities: | Buyer must fund road, well and septic, which ends most retail sales | We price it in and still buy |
| Wetland designation: | Common across the low interior and hard for a buyer to permit around | We price it in and still buy |
| Days until sold: | 150+ days is routine, and platted subdivision lots often sit for years | 90 days or less |
| Property tax while you wait: | Yours, with the two year tax deed clock running | Stops at closing |
Rates change. Confirm current figures with the county or your title company before relying on them.

Polk County questions we get most
Q:Central Florida is booming. Why will nobody buy my lot?
A: Because the growth is concentrated, not countywide. A parcel out past Frostproof or in Indian Lake Estates can be a long way from services, and pricing it as though Davenport demand applies is the most common reason these listings sit. We will tell you plainly what the parcel is worth where it actually is.
Q:My land has no road access. Will you buy it?
A: Yes. Interior Polk parcels frequently have no built access and no utilities at the line, which means a retail buyer has to fund road, well and septic before doing anything. That stops them. It does not stop us.
Q:Part of my parcel is wetland. Does that matter?
A: It affects what can be built and therefore the price, and it is common across the low interior. It does not prevent a sale to us. We check the designation as part of our research and factor it in rather than discovering it at title.
Q:How long before unpaid taxes cost me the lot?
A: Florida taxes are delinquent 1 April and a certificate is sold by 1 June. Two years after delinquency the certificate holder can apply for a tax deed and force your lot to auction. Selling first almost always leaves you with more.
