Q:My lot is surrounded by houses. Why will it not sell?

A: Because the realistic buyer pool is very small. On an established street the likely buyers are the neighbour who wants the side yard or a builder who specifically wants that block, and neither is usually looking. A listing can sit for years on a lot that looks perfectly good.

Q:My land out near Pierson is partly wetland. Can I sell it?

A: Yes. Wetland designations are common on the rural west and north side of the county and they limit what can be built, which is enough to stop most retail buyers and their lenders. We check the designation and factor it in rather than finding it at title.

Q:Do I need a survey or perc test first?

A: Not to sell to us. A buyer who wants to build outside the service area will need septic approval, which is one more reason these parcels stall. We do not require either.

Q:How long before unpaid taxes cost me the lot?

A: Florida taxes are delinquent 1 April and a certificate is sold by 1 June. Two years after delinquency the certificate holder can apply for a tax deed and force your lot to auction. Selling first almost always leaves you with more.
