What city and state is the property located in?

We buy vacant Charles County land, especially the parcels that will not perc.

Charles is perc country. Large wooded parcels, rural residential zoning, and a great many lots that either will not support a septic system or have never been tested. If your land has sat for years with no serious buyer, the soil is the most likely reason.

We buy with our own funds. No listing, no showings, no waiting on a buyer’s mortgage, and no commission taken off what you walk away with. Tell us where the parcel is, we research it, and we send a written offer, usually within 48 hours.

No commissions. No agent fees. We pay the closing costs.

Why Charles County land sits unsold

The soil decides whether the lot is buildable

Most rural Charles parcels sit outside public water and sewer, so a buyer who wants to build needs a passing percolation test before anything else can happen. Plenty of land here will not perc, and plenty more has never been tested, which amounts to the same thing for a retail buyer. Agents know this, which is why so many of them decline the listing outright. We do not need a passing perc.

A growing north and a rural south

Waldorf and the northern end keep expanding while the southern half of the county stays genuinely rural. That split matters, because an owner who watched Waldorf grow often expects development value on land that sits well outside any growth area and is unlikely to see service in their lifetime. The gap between the expected price and the real one is why a lot of Charles land never sells.

Frontage on the Potomac, the Port Tobacco River and the Wicomico River also brings Chesapeake Bay Critical Area restrictions with it, limiting clearing and grading within 1,000 feet of tidal water. None of it stops us buying.

What it costs to sell Charles County land the traditional way

Charles carries the highest recordation tax of the six counties we buy in, though its county transfer tax is among the lowest.

Listing With An Agent SOLD To Clever Land Buyers LLC
Agent commission: Around 6%, if an agent will take a vacant lot listing at all NONE
Recordation tax: About 1.4% of consideration, the highest of the six counties we buy in We cover it
County transfer tax: 0.5% of the sale price We cover it
Maryland state transfer tax: 0.5% of the sale price We cover it
Perc test: A buyer who wants to build will require one, at your cost, and it may fail Not needed
Days until sold: 150+ days is routine, and land that will not perc often sits for years 90 days or less

Charles County questions we get most

Q:My land will not perc. Is it worth anything?

A: Yes. It is worth less than a lot with a passing test, but a failed perc is the single most common reason Charles County land sits unsold, and it is exactly the situation we buy in. You do not need to pay the health department to run a test before talking to us.

Q:Nobody has ever tested my parcel. Does that matter?

A: Not to us. To a retail buyer it amounts to the same thing as a failure, because they cannot get financing or a building permit without septic approval. That uncertainty is why the parcel has probably been passed over. We price it in.

Q:Does river frontage help or hurt?

A: Both. Water frontage adds appeal, but land within 1,000 feet of tidal water on the Potomac, Port Tobacco or Wicomico falls inside the Chesapeake Bay Critical Area, which limits clearing, grading and lot coverage. Buyers often discover this late and walk. We check it up front.

Q:Can I sell if I owe back property taxes?

A: Yes. Delinquent taxes do not stop a sale. In almost every case the county is paid straight out of the closing proceeds, so you do not need to clear the bill first. Selling before the parcel reaches the annual tax sale usually leaves you with considerably more.
