We buy vacant land across Prince George’s County, in both of its very different markets.
Prince George’s is really two land markets wearing one county name, and which one your parcel sits in changes everything about why it has not sold. Inside the Beltway the problem is usually the shape of the lot. Out past Upper Marlboro it is usually the soil.
We buy with our own funds in both. No listing, no showings, no waiting on a buyer’s mortgage, and no commission taken off what you walk away with. Tell us where the parcel is, we research it, and we send a written offer, usually within 48 hours.
No commissions. No agent fees. We pay the closing costs.
Why Prince George’s land sits unsold
Inside the Beltway: the lots every builder skipped
The older neighbourhoods carry a long tail of single platted lots that were drawn decades ago and never built on. They are usually skipped for a reason: an awkward shape, not enough street frontage, a drainage problem, or a width that no longer meets current zoning. A builder wants a clean site, so these get passed over year after year while the tax bill keeps arriving. We buy them as they are.
The rural tier: perc results decide everything
South and east, out toward Aquasco, Baden, Brandywine, and Croom, the county turns genuinely rural and most parcels sit outside public water and sewer. That makes the lot buildable only if the soil will take a septic field. A failed percolation test, or none on record, is the most common reason acreage down there never sells on the open market. We do not need a passing perc.
Parts of the county also fall inside the Chesapeake Bay Critical Area along the tidal reaches of the Patuxent and the Potomac, which limits clearing and grading within 1,000 feet of tidal water. Owners often find out only after a buyer’s contract falls through. Our Maryland page explains how those rules work.
What it costs to sell Prince George's County land the traditional way

Prince George's County questions we get most
Q:Do you buy the small leftover lots inside the Beltway?
A: Yes, and they are a large part of what we buy here. A lot that is too narrow, oddly shaped, or short on frontage for a builder is still worth something to us. Those are exactly the parcels that sit unsold for decades.
Q:My land is out near Aquasco and will not perc. Can I still sell?
A: Yes. A failed perc, or no test on record, is the single most common reason rural Prince George’s acreage never sells on the open market, because a retail buyer needs septic approval before they can build. We buy without one and you do not need to pay for testing first.
Q:Is my parcel in the Critical Area?
A: It may be if it sits within 1,000 feet of tidal water on the Patuxent or the Potomac. That overlay limits clearing, grading, and how much of the lot can be developed. We check it as part of our research, and it does not stop us buying.
Q:Can I sell if I owe back property taxes?
A: Yes. Delinquent taxes do not stop a sale. In almost every case the county is paid straight out of the closing proceeds, so you do not need to clear the bill first. Prince George’s holds an annual tax sale, and selling before a parcel gets that far usually leaves you with more.
