Thousands of Poinciana lots still have no house on them. We buy the Polk County ones.
Poinciana is one of the largest planned communities in Florida, spread over roughly 47,000 acres on both sides of the Polk and Osceola county line. The 2020 Census counted 69,309 people in the Poinciana census-designated place, up from 53,193 in 2010. New homes have gone up fast, but Toho Water Authority, the utility that serves Poinciana, still counts more than 2,000 platted lots there with no water or sewer service.
Most lots sit in one of the numbered villages of the Association of Poinciana Villages. If you hold one of those lots, often inherited, often bought years ago by a family member who never built, and it is on the Polk County side, we will make you a written cash offer on it. We buy with our own funds and pay the closing costs.
No commissions. No agent fees. We pay the closing costs.
Why Poinciana lots are hard to sell
Connecting to water and sewer can cost more than the lot
Toho Water Authority provides water and sewer across Poinciana. For a lot that has never been served, Toho charges a contribution in aid of construction: $8,387.27 for water and $10,177.54 for sewer, plus a $453.89 administrative fee on each, before system development and meter charges. That is close to $19,500 before a single permit, according to Toho’s CIAC program page as of October 2026, which notes the fees are under review. Builder-owned lots have the CIAC waived. A private buyer pays it, a builder does not, and that gap is a big part of why individual lots sell slowly to individuals.
Septic comes before the building permit
Where a lot will rely on a septic system, the Florida Department of Health in Polk County has to issue the septic permit before Polk County will issue a building permit. A buyer has to work that out before closing, and many retail buyers will not take the risk.
Association dues arrive every year, built or not
The Association of Poinciana Villages says membership is mandatory for anyone who owns a lot or a home in Poinciana. For 2026 the vacant lot assessment is $420 a year, or $35 a month, up from $305.04 in 2024, and it does not cover mowing the lot. A late payment adds a $25 fee plus collection costs. Under Florida’s homeowners’ association law, unpaid assessments can become a lien on the lot and be foreclosed like a mortgage (Fla. Stat. 720.3085). The board sets each year’s budget in October, so check the current figure with APV.
Wetlands and floodplain
Parts of Poinciana border wetlands and the Reedy Creek floodplain, which the South Florida Water Management District describes alongside the platted preserve areas of Poinciana. A lot next to protected land can be harder to build on, and harder to sell, than one a few streets away.
What a Poinciana lot really nets you through an agent
Take, as an example, a Poinciana lot that sells for $30,000. A 6 percent commission is $1,800. Florida documentary stamp tax on the deed, which the seller traditionally pays, is another $210. Title work and recording come on top, and so does every month of property tax and association dues while the listing waits for a buyer who has priced in the utility charges and the septic permit.
That is if an agent takes the listing at all. Our full cost comparison for the county is on the Polk County page.
When you sell to us, we pay the closing costs. Our offer is a net offer.
Where in Poinciana we buy
Everywhere on the Polk County side of Poinciana, including Villages 6 and 7 and the other Polk villages, out to the lots that still have no water or sewer line at the street. Poinciana Parkway, the toll road now run by the Central Florida Expressway Authority, links the community to Cypress Parkway on the Polk side.
- Village 6
- Village 7
- Other Polk villages
- Cypress Parkway area
- 34759, Polk side
- Lots without Toho service
The Osceola County side, including the area around the SunRail Poinciana station, is outside our buying area. We do not buy in Osceola County, and would rather say so up front than waste your time. The ZIP code alone will not tell you which side you are on, because 34759 spans both counties. Your tax bill will: a Polk County Tax Collector bill means a Polk lot.
Poinciana situations we buy in
- Lots with no Toho water or sewer line at the street
- Owners tired of paying the yearly APV assessment on a lot they never visit
- Lots with unpaid association dues or a claim of lien
- Lots behind on taxes, or with a tax certificate already sold by the Polk County Tax Collector
- Lots inherited from a parent or grandparent who bought from out of state
- Two or three adjoining lots bought together years ago
- Lots next to wetlands or preserve land
- Lots a builder or agent has already passed on
Behind on taxes? We lay out the Florida tax clock, and how back taxes are paid off at closing, in how to sell land with back taxes in Florida. Inherited the lot? Read how to sell inherited land in Florida. The wider picture for the state is on our sell your Florida land page, and Poinciana sits within our Polk County buying area.
Poinciana questions we get most
Q:Is my Poinciana lot in Polk County or Osceola County?
A: Poinciana straddles the line, and the 34759 ZIP code covers both sides, so the address alone will not settle it. Look at your property tax bill: if it comes from the Polk County Tax Collector, the lot is in Polk. You can also search the parcel number on the Polk County Property Appraiser site. We buy on the Polk side only.
Q:Do I have to pay Poinciana association dues on an empty lot?
A: Yes. Membership in the Association of Poinciana Villages is mandatory for every lot owner. For 2026 the vacant lot assessment is $420 a year, or $35 a month, and it does not include mowing. Unpaid assessments can become a lien on the lot under Fla. Stat. 720.3085. The obligation passes to the buyer when you sell.
Q:What does it cost to connect a Poinciana lot to water and sewer?
A: On a lot with no service, Toho Water Authority currently charges $8,387.27 for water and $10,177.54 for sewer in contribution in aid of construction, plus a $453.89 administrative fee on each, before system development and meter charges. Builder-owned lots have that charge waived. Toho says the fees are under review, so check its CIAC program page for the current figures.
Q:Can I sell my Poinciana lot if I am behind on taxes or dues?
A: Yes. Unpaid property taxes and recorded association liens are paid off out of the sale at closing, so you do not have to clear them first. What you net is the price minus those payoffs. We pay the closing costs on our purchases.
